How to get a NIE to buy property in Spain

Short answer: The NIE (Número de Identidad de Extranjero) is the tax and identification number every foreigner needs to buy property in Spain, sign the deed, open a Spanish bank account and pay taxes. You apply with form EX-15 at a police station or immigration office in Spain, at a Spanish consulate in your country, or through a lawyer using a power of attorney.

What it is

A personal number for foreigners used by the tax office, the notary, the land registry and the banks. It does not give you residency; it only identifies you.

Option 1 · In Spain

Book an appointment (cita previa) at a police station or immigration office that issues NIEs, bring form EX-15, your passport and a copy, and the paid fee (form 790, code 012). Availability of appointments varies by town.

Option 2 · At a Spanish consulate

Most Spanish consulates abroad accept NIE applications. Processing usually takes longer, so start early.

Option 3 · Through your lawyer

With a notarised power of attorney your Spanish lawyer can apply for you. This is the usual route for buyers who cannot travel.

Tip

Get the NIE before you reserve: the developer, the bank and the notary will all ask for it.
