Can a UK citizen buy a new build property in Spain after Brexit?+
Yes — fully and freely. UK citizens face no restrictions on Spanish property ownership. You will need an NIE number (we arrange it) and can stay up to 90 days in every 180-day period under Schengen rules. For longer stays, a Non-Lucrative or Digital Nomad visa is available.
What is the total cost of buying a new build property in Spain?+
On a new build you pay the listed price plus approximately 13% in taxes and fees: 10% VAT (IVA), 1.5% Stamp Duty (AJD), ~1% legal fees and ~0.5% notary and land registry. We provide an itemised quote before any reservation.
How long does a new build in Costa Blanca take to complete?+
Most off-plan developments complete in 12–24 months. Key-ready new builds are available to move into within 30–60 days of signing. We track every milestone and send you monthly site photos.
Do I need to fly to Spain to buy?+
We strongly recommend at least one viewing trip — airport pickup, hotel and a two-day itinerary covering your shortlist. If you can't travel, we offer live HD video viewings and can sign by Power of Attorney through a UK-based notary.
Is the Costa Blanca a good investment for British buyers?+
New build values on the Costa Blanca have appreciated 18–22% over the last three years, with rental yields of 5–8% on holiday lets. The euro/sterling exchange, lower cost of living and 300+ days of sun continue to drive UK, Irish and Northern European demand.
Can I get a Spanish mortgage as a non-resident?+
Yes. Spanish banks lend up to 60–70% LTV to non-resident foreign buyers on new builds, typically at fixed rates of 3.5–4.5% over 20–25 years. We introduce you to two independent mortgage brokers so you can compare offers.
